RULES

To ensure your stay is enjoyable please read and

observe the following conditions of occupancy.

Office Hours

Office Located at 20 Childers Road, Kensington (No Office onsite at Midtown Caravan Park). By appointment only, from 9:00am-4:00pm Monday to Friday - please call or email to make booking. Late Check-in available by arrangement. Office phone 07 4152 2768. After hours contact number 0475 763 952. Emergency Police/Fire/Ambulance 000.

Arrival & Departure Times

Check-In after 12pm for Tent and Van Sites, 2pm for Motel Accommodation. Check-out is 10am.

Key Return Box

No refunds are given for early departures or inclement weather. If you depart before 9am, please return your keys to the "Manager Key Return" box located at the bottom row of the mailboxes at end of amenity block.

Application Process

All potential short-term and permanent tenants are required to fulfil an application providing identification and previous rental history and character references for verification purposes.

Short Term Stay Security Deposit

Weekly rate short-term accommodation will incur a security deposit equivalent to one week’s rent.

Permanent Accommodation

Permanent accommodation requires an RTA bond lodgement of 3 weeks bond paid in advance and a signed lease agreement for a 6 month lease period.

Messages and Mail

Mailboxes are provided for permanent accommodation at end of amenity block.

Receipts

Retain all receipts issued. Receipts validate your stay.

Swimming Pool and Playground

Open from 8am to Sunset. No-one is permitted in the pool area outside of these hours. Children are not permitted without parental supervision and the use of the pool is for residents and paying guests only. Playground equipment is for children under 12 years and children must always be supervised. Anyone engaging in antisocial or aggressive behaviour will be removed.

BBQ and Camp Kitchen

Open from 7am to 10pm. Please assist in maintaining this area in a clean and hygienic state for all. Noise should be kept at a respectable level when using this area, particularly at night. If using the BBQs please ensure you clean them properly after use.

Noise

Please respect the 10pm noise curfew.

Amenities and Laundries

Keys for amenities are available from the office. Children are to be supervised at all times. $4 Coins for Washing Machines and Dryers are available from the petrol station next door, or from vending machine at 20 Childers Road, Kensington.

Rubbish

Please securely wrap rubbish and place in the bins at the bin bays located around the park.

Driving in the Park

Speed Limit is 10KPH. The park is a shared zone. Roads are not to be used for driving lessons. Only registered and insured vehicles to be driven. Mechanical repairs to be undertaken on the roadway must have prior management approval.

Security

Keep all valuables and belongings secure and vehicles locked. Management takes no responsibility for theft or damage to personal or private property.

Visitors

Guests and Permanent Residents are responsible for their visitors. Visitors must park in the visitor car park.

Local Information

The Bundaberg Visitor Information Centre is located at 36 Avenue Street. We have a variety of tourist brochures available at the office.

Pets

Pet owners agree to take full responsibility of any personal injury or damage caused by their pet whilst within the confines of the park and agree to pay for any claims of compensation in relation to the pet's activities. Pets are to be kept on a lead at all times, waste is to be picked up and disposed of, pets must not be left at the park without their owner, under no circumstances are they allowed in on-site accommodation, communal areas including the playground areas.

Wildlife

Please do not feed any wildlife and keep a safe distance.

Permanent and Powered Sites

Electricity leads connected to our power outlets must be 15AMP and "tested and tagged". Use of double adapters are strictly not permitted.

Deposits and Cancellations

General Policy: All cancellations and booking modifications must be submitted in writing via email to the office. Refunds or credits are not provided for early departures, changes of mind, or adverse weather conditions. This policy applies to all reservation types.

Cancellation Schedule:

  • 14 days or more prior to arrival: Cancellations are eligible for a refund, minus a $70 administrative cancellation fee.
  • 7 to 14 days prior to arrival: Cancellations are eligible for a 12-month credit (from cancellation date), less the cost of the first night’s tariff. It is non-transferable and cannot be redeemed for cash.
  • Less than 7 days prior to arrival: No refunds or credits will be issued.

Third-Party Bookings: Reservations made through third-party platforms (e.g., Booking.com, Expedia) are subject to the specific terms and conditions provided at the time of booking. Non-refundable rates through these channels will remain non-refundable.

Special Pricing and Group Bookings: A deposit equivalent to two weeks of accommodation is required to secure group rates or special pricing. If the requirements for these special bookings are not fulfilled, the rate will revert to the standard daily tariff, and no refunds or credits will be applied.

No Shows: No-shows will be treated as a cancellation on the scheduled arrival date and are not eligible for refund or credit.

Standard Policies

Bookings are not confirmed until the required security deposit of one night’s accommodation has been paid and receipted or the security deposit/bond has been paid.

Persons under 18 years of age must be accompanied by a parent or guardian.

Security deposits and pre-paid tariffs can be paid over the phone with a valid Visa, Mastercard or Debit. Cheques will not be accepted on arrival.


Damage and Loss:
These conditions apply to short-term tourist bookings. You are responsible for the reasonable cost of repairing or replacing any park property that is damaged, lost or removed by you, your booking party or your visitors, beyond fair wear and tear. This includes cabins, motel rooms, sites, furniture, fittings, appliances, doors, windows and glass; park facilities; linen, towels, kitchenware, keys and access devices; cleaning beyond what a normal stay requires; and damage caused by your pet. We charge the actual, reasonable cost of repair, replacement or cleaning — we do not charge a fixed penalty and we do not add a margin. Please tell us as soon as possible if something is damaged or broken, whether or not you caused it. Where we believe property has been deliberately taken, we may also report the matter to the Queensland Police Service.

Charges for Damage:
If we believe you are responsible, we will write to you within 7 days of your departure or of discovering the damage, with photographs where we have them and our quote or invoice, and give you 7 days to respond before charging you. If you do not dispute the charge within that time, you authorise us to charge the card provided for your booking, or to apply your security deposit, up to the amount set out in our notice. If you do dispute it, we will consider your response and reply in writing before charging anything. Where a repair is urgent for safety or security reasons, we may carry it out immediately, but we will still follow these steps before charging you. Use of Security Deposit:
We may apply your security deposit towards amounts you owe under these conditions, following the process set out above. We refund the balance within 7 days of your departure, or of the matter being resolved.

Removal from the Park:
We may require you to leave, without refund of the balance of your tariff, if you or your party deliberately damage property, behave violently or threateningly, put the safety of others at risk, or continue to breach these conditions after being asked to stop.

Our Liability:
Nothing in these conditions excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law that cannot lawfully be excluded. Your vehicle, caravan and belongings remain your responsibility — please keep them secure and appropriately insured. We are not liable for loss, theft or damage to your property, except to the extent it is caused by our negligence or by our failure to comply with the Australian Consumer Law.
